A bonus for your efforts

The roofing system on this house has 12,000 Board feet of lumber. The entire second floor is built into the truss system. Bonus room trusses are primarily used for small narrow rooms above the garage to give additional storage or extra bedrooms. While designing this home I worked with the local truss company BREVARD TRUSS and owners Chuck & DANNY GRIFFIN to engineer and design a bonus room truss system that would cover the entire first floor giving me a bonus room over the main house area that is 20'1" wide by 44.4 feet long. Using the same concept that had been previously used for Garages but increasing the engineering to allow for a larger span. The result is a huge BONUS area (900 S.F.)above the main floor that cost about $18./ square foot as opposed to $87/sf for traditional second floor. Additionally the space on both sides of the bonus room can be framed and finished as built in closets and drawers.

This concept was also used to create a bonus room (12 x 14) (168 sf)behind the loft area in the guest house.

1068 sq.ft. of living space

Total cost fo the Truss System $17,810.00

1100 square feet of living space and a roof over your head
